What is the advantage of having Rateswire.com review my documents instead of a lawyer?
Your documents will be reviewed by someone with a decade or more experience in the mortgage industry. Along with familiarity with the documents and knowing what to look for, our staff is knowledgeable of common mortgage practices. We not only identify the significance of, but the reason why irregularities appear in your file. On top of that, our staff is experienced in our review of title reports, appraisals, and other documentation related to your mortgage.
With our unparalleled experience with mortgage documentation and practices, we are able to greatly reduce lawsuit preparation time and costs by formatting our audit report specifically for use by a lawyer.
We are willing to wait on contingency until you win your lawsuit for the majority of our payment for our analysis. This is designed to greatly reduce the hourly and upfront cost of your lawsuit and enable you to more easily find a lawyer who can take your situation on contingency. We fully understand that our clients are often hurting and cannot afford high upfront fees to sue their lender.

Do you handle loan modifications? Will this service help my loan modification?
No. While in the past I have closed a lot of loan modifications, our auditing services are not intended or designed around being used for a loan modification. A loan modification may result as settlement from a lawsuit, however, this is in no way guaranteed.

I am currently in foreclosure, what will happen to me if I sign up for your service?
Our service is to analyze your documentation and story and to prepare a report for use by a lawyer so they can file a suit. We will not contact your lender on your behalf to attempt to cancel your foreclosure. Our audit may find something that enables a lawyer to aide you with your foreclosure but no guarantees can be made. We have helped people foreclosed upon win lawsuits against predatory lenders that were a contributing cause to the foreclosure.

How many documents do you review for every one that goes into your completed audit packet that you provide to my lawyer so they may file a lawsuit?
In the past we have audited files of distressed homeowners who have applied for loan modifications. We found that roughly one in four files audited warranted a full report that aided the lawyer in filing a lawsuit. There are multiple statutes of limitations that limit the amount of time you have to sue on things done wrong in the mortgage. Even when we find some things that were done wrong, sometimes it is too late to act on those things, or the things done wrong were of the wrong type.

What sets you apart from other forensic loan auditors or mortgage litigation support companies?
One of the main things that set us apart is that we are looking for evidence that a borrower can use in a lawsuit. We find violations of mortgage or contract law in almost every file. However, not all of these caused damage or were of the right time and type to obtain relief in a lawsuit. A typical company will simply state the violation and collect their fee, regardless if the violations they found can help your or not. Therefore their audits are not useful to obtain relief for the victim.

What is the next step after you produce a full report for my lawyer to file a lawsuit?
We go over the report with you and your lawyer and help coordinate other documentation, mortgage litigation support, or expert witnesses the lawyer needs before a trail and as it progresses.

What will happen if you can’t find anything wrong or within a statute of limitation to sue?
If we cannot find anything to justify a full report to aide in filing a lawsuit we will generate an abbreviated report and refund the majority of our retainer fee.
