Forensic Audit Documentation Checklist

These are the documents I prefer to have for an initial review. The initial review may uncover that additional specific documents are also helpful. Highly suggested items are in BOLD. The more information you provide, the more likely we will be able to help you. Our typical files are between two and 10 inches thick. You can download and print a PDF file of this checklist here.

  • Call Steve at 425 344 2191 to determine if an audit is appropriate for your situation.
  • Authorization for your lawyer to release information to Rateswire.com and contract with us for your Forensic Loan Audit and Litigation Support
  • A history of what you believed happened, when it happened, and how it affected you from the original purchase through current mortgage(s) in question.
  • Copy of all communications with mortgage brokers, title, escrow, real estate agents, loan originators, banks, appraisers, and any other entities who were a part of originating your mortgage or purchase, including advertisements provided to you.
  • A copy of your mortgage documents that you have.
  • A copy of your mortgage documents that are provided to you from the company that provided escrow services on your loan, which we may be able to help you find if you cannot find it.
  • A mortgage statement, the most recent one in your possession
  • Copy of all other notices given to you regarding foreclosure, changes to your loan, or other loan servicing events that you have.
  • Copy of documentation regarding any changes or modifications to your loan.
  • Copy of appraisal
  • Copy of any other documentation about your mortgage
  • For purchases, copy of the contract used to purchase the property, as well as any advertising
  • Description about other mortgage or debt related lawsuits or activities you are currently undergoing.
